You can apply for a rental property by completing an online application form on our website. Please review our rental criteria thoroughly before applying. Also, please ensure that you provide all requested documentation, otherwise your application may not be considered complete.

Lease terms typically range from 6 to 12 months. Please speak with our leasing coordinator about specific requests that you may have.

Rent can be paid online through our tenant portal, using your credit card, debit card or via direct bank transfer. Detailed instructions about additional ways to pay will be provided once you get closer to signing your lease.

Rent payments are typically due on the first of each month (check your lease document for any exceptions). If you miss a payment, a late fee may apply, as agreed upon in your specific lease agreement and as permitted by law (in Washington State: 5 days after the due date). Extended non-payment could lead to further action.

After you move out, the rental unit will be inspected for damages beyond normal wear and tear and any tenant-caused damages will be tabulated. Your remaining security deposit refund will be mailed out to the forwarding address you provided within the time frame specified in the lease agreement (usually within 30 days, as prescribed by Washington State law).

Included utilities vary by property. Some units include water, trash, or water, while others may require you to set up individual accounts with local providers for electricity, water, trash and other services. Please inquire with your leasing coordinator or refer to your lease for specific details.

If you’re interested in transferring to another unit within the same property or complex, please reach out to the property manager. We will provide details on availability and the transfer process.

Guests can stay for short periods (typically up to 7 days), but if someone plans to stay longer or move in permanently, they must be added to the lease agreement, which may require screening and pre-approval. Please check your lease for specific guest policies, but call our office first to get clarification.

  • For non-urgent maintenance requests, please submit a work order through our online tenant portal or contact the office directly.

If you need to terminate your lease early, please notify us in writing. Depending on the terms of your lease and/or your specific circumstances, you may be required to pay an early termination fee.

Pets are allowed in some properties and not others.There may be breed, size, and number restrictions. An additional pet deposit or monthly animal fee may apply. Please check with the property manager for specific pet policies.

You will receive a renewal notice before your lease expires, typically within 60-90 days before, in some cases more, where required by law.. If you wish to renew, please let us know as soon as possible when you receive the renewal information. We’ll provide the new lease terms for your review.

Provide written notice using our Notice to Vacate form as outlined in your lease agreement (usually 30 days in advance). We will then provide you instructions to help you have a successful move out.

Rent is generally due monthly on a specific date. However, if you need to pay in advance or make special arrangements, please reach out to our office for approval.

You can contact the property manager by phone, email, or through the online tenant portal. Office hours and contact details are provided in your lease agreement and on our website.

Yes, renter’s insurance is typically required at all of our managed properties to protect against personal property loss and liability. Proof of insurance may be required before you move in.

Subletting is generally not permitted unless explicitly stated in your lease agreement. If you would like to sublet, please contact us for approval first and review the terms of your current lease.

Any alterations or improvements to the rental unit must be approved in writing by the office. Unauthorized changes could result in costly charges. We advise that you always ask first and we can guide you through that process.

Please contact us immediately so we can begin to address the issue. We take noise complaints seriously and will work with the parties involved to try and resolve the situation the best that we can.

For emergencies (e.g., water leaks, electrical failures), please call our emergency maintenance number immediately at 253-343-4227. Please provide as much detail as possible about the issue for quicker resolution.
